IMEG is providing structural, mechanical, electrical, plumbing, fire protection, and technology engineering design services, as well as construction administration, for a new 150,000-sf Community Based Outpatient Clinic (CBOC) in Daytona Beach, FL.

The $37.5 million facility will offer treatment rooms, exam rooms, and office and support spaces for isolation, primary care, mental and behavioral health, digital radiology services, biomedical engineering, pathology and laboratory medicine, physical medicine and rehabilitation, prosthetics and sensory aides, and specialty areas including cardiology, dermatology, eye care, audiology, podiatry, and women’s health.

Speed of construction was important for this building. The IMEG design team consulted with the Builder, Architect, and Owner to discuss necessary interim deliverable packages. This included an early steel package, underground utility package, core & shell package, and tenant improvement package.

The MEP design includes eight direct expansion (DX) packaged rooftop units, gas fired with heating to serve the different spaces of the building. Two of the dedicated rooftop units served the pharmacy and sterilization suites while the remaining areas served were combined. The rooftop units were provided with integral energy recovery wheels to promote energy efficiency. Other systems included gas fired condensing boilers, incoming electrical services with power distribution, grounding, interior lighting and controls and emergency power distribution. The emergency power provided a local generator to support 24/7 pharmacy and sterilization. In addition, the building was provided with provision to fully back up the building on generator power from a mobile unit after a hurricane event.

The new building is located in a high-wind area, so special attention will be given to the design of all the building systems to handle these situations. Structural design also included tilt-up perimeter panels as part of the superstructure’s gravity and lateral system, and lateral force resisting system to withstand code prescribed high-wind forces.

Construction has completed as of December 2023 and handed over the VA. The facility was awarded Two Green Globes from the Green Building Initiative.
