New Headquarters Office Building
IMEG provided mechanical, electrical, and plumbing design for the new, 100,000-sf office building for Blue Cross Blue Shield (BCBS) of Montana. The project consolidated 500 employees who had previously worked in two buildings.
The new building includes office space, kitchen, conference rooms, lobby, waiting areas, and employee break rooms. The commercial kitchen within the facility was designed to provide staff members healthy pre-made options for meals.
The design utilizes commercial access floor technology for the under-floor air distribution (UFAD) system, as well as for the power and data distribution systems. The perimeter of the building is supplemented with UFAD fan coils that provide additional heating as needed. Blending the two technologies allows individual offices, cubicles, and transient occupancy zones to benefit from multiple systems that respond to environment and user preferences.
Manually adjustable floor diffusers are located in all offices and cubicles, allowing for exact thermal comfort control for each occupant. Additionally, temperature- and CO2-controlled automatic variable air-volume floor diffusers provide cooling and ventilation to satisfy the true requirements in conference and training rooms based upon occupant load. This system saves energy by only providing the essential “demand” amount of outside ventilation air required.
