The project: Spire, a 43-story high-rise multifamily condominium tower is a statement structure in Seattle’s Belltown neighborhood. The Spire offers 343-residential units and five levels of below-grade automated parking with capacity for 266 vehicles.

Project amenities: A unique and urban addition to the city, the building’s bold design maximizes breathtaking, unobstructed views of the waterfront, skyline and beyond. Thoughtfully curated, amenities offered to residents throughout the building’s five floors including a two-story lobby, a rooftop deck, private dining and on-site cafe, luxurious co-working spaces, a modern fitness center and large movement studio, theater, storage space, automated valet, indoor/outdoor terraces, 2,000-sf of retail space, and more.

Project scope: IMEG provided MEP, Lighting, Commissioning, and Energy and Sustainability services for the project. Designed with space as a priority, IMEG embraced the challenge of combining intelligent engineering with luxury design while keeping sustainability at the heart of the project. IMEG provided comprehensive mechanical, plumbing, and electrical design services from schematic design through construction administration. IMEG ensured seamless integration of systems with architectural and civil requirements, coordinated sustainability and equipment specifications, and facilitated compliance with local regulations. The team also supported the project with detailed documentation, cost estimation reviews, and participated in project meetings to guarantee optimal outcomes. Unique features: The Spire achieved LEED BD+C New Construction v3 certification and LEED Silver certification in 2022. The residential building was voted Seattle’s High-Rise Residential Development of the Year in 2021. The building also offers 360-degree views of the Seattle skyline including views of the Sound, the Space Needle, Lake Union, and downtown.
