The project: Midtown Square, nestled in the heart of Seattle’s Central District, is seamlessly infused in the site’s historical and cultural context, breadth of users, and responsible energy efficient design while contributing to the vibrancy and legacy of the historical Central District. It has already ingratiated itself as a neighborhood hub that will continue for years to come.

Lighting design: The building’s lighting design was comprised of 100% LED and exudes an atmosphere of comfort, with 2700K CCT highlighting the warm colors and rich visual and material textures throughout. The modest project budget reflected an authentic space where each lighting element, hard wired or plug-in, played a pivotal role in the nuance and layering of each space. Consideration was given to low-maintenance design. Networked lighting controls, manual dimming and pre-set scene selections were applied throughout to enhance visual comfort and provide flexibility to the range of its users. Daylight harvesting at window access and occupancy sensors in common spaces leverage energy savings wherever possible. The culmination of these efforts resulted in an impressive 33% wattage reduction beyond 2015 Seattle energy code thresholds.

Unique Features: The interior is bursting with curated art discerningly placed and thoughtfully rendered with 90 CRI, bringing life to all areas of the building. Well-considered decorative lighting design serves as art, emulating the organic patterns and textures in the space while seamlessly integrating into the architecture and creating another layer of airy light-and-play on multi-dimensional surfaces. Another unique feature is that the multi-family building offers 300 market rate and 120 affordable apartment units. The Midtown Square arts Advisory Panel was created as a part of this project, to encourage and showcase local artists throughout this project and the surrounding areas. Much of the art on display / integrated onto the building is by local artists.
