The project: Skyline I, also known as the Cascade Tower renovations, involved upgrades to floors one through four, enhancing the building’s functionality and aesthetic appeal. Skyline II, also known as Olympic Tower, was a new, 21-story independent senior living tower.

Project amenities: Skyline I involved comprehensive renovations including the addition of an elevator, overall site improvements, and the renovation of common spaces, corridors, spa, and lobby areas. Skyline II, a new 21-story residential tower in First Hill, includes a 77 luxury residential units for seniors, complete with a performance hall, bistro, and a welcoming living room.

Design approach: IMEG provided MEP engineering design services for the Skyline I & II projects. For Skyline II, our team ensured compliance with the 2015 Seattle Energy Code through a rigorous Total Building Performance-based approach. Utilizing eQUEST simulation software, IMEG developed energy models to optimize the design, integrating detailed ECM evaluations and system options to achieve cost-effective energy performance while supporting fast-track project timelines from Schematic Design through Design Development.

Unique Features: The Skyline I & II projects successfully delivered continuous luxury living for seniors in Seattle by enhancing the building’s serviceability and elegant appeal through optimized MEP design and energy-efficient solutions.
