The project: 3901 North Fairfax Drive is a trophy mixed-use office project comprised of nine stories plus a penthouse sitting above three levels of below-grade parking (250 spaces). The building is located in the heart of Arlington, VA just minutes from a metro station, Reagan National Airport, and the U.S. Capitol Building. Featured is a beautifully landscaped public plaza with convenient access to ground level retail. Conference space for up to 80 people is located on the rooftop and is surrounded by a terrace that overlooks an adjacent park including views of Washington, DC. Private terraces are located on the second and third floors. Amenities include a wellness studio, locker rooms, secure bicycle facility and EV charging stations.

The goal: To create an office space designed to meet the highest health, safety, and sustainability standards creating a positive atmosphere for tenants’ overall health.

Design Approach: Focused on innovative structural systems, sustainability, and wellness including:

  • The office building and parking garage are cast-in-place concrete structures composed of lower carbon concrete
  • Structural designs and specifications associated with concrete and steel materials contribute directly to meeting LEED targets including LEED Gold Certification
  • Structural designs accommodate a landscaped terrace and trellis shade canopy
  • Typical 24,000-sf floor plates provide flexibilty for all types of work spaces and future tenants
  • Building provides maximum daylight and significantly more fresh air than required by building code via a dedicated outside air system (DOAS)

The outcome: 3901 North Fairfax is a modern and environmentally advanced office space prioritizing fresh air, daylight and outdoor spaces.
