IMEG provided engineering design and services for a complete gut and remodel of the interior spaces in Washington University’s historic Umrath Hall. The design maintained the historic integrity of the shell while presenting a contemporary core and interior fit out. Heating and cooling for the building was accomplished with four-pipe fan coil units and dedicated outside air units with energy recovery. Chilled water, steam, domestic water, and electrical power were extended from the campus utilities. The electrical design included a new distribution transformer (served from existing medium voltage distribution equipment) and all new interior electrical distribution equipment throughout the building.  

The project had an abbreviated timeline with design and construction completed in 13 months. In order to facilitate the timeline which required a multi-phased delivery system, all primary sub-consultants were brought in early in the design of the project. 

IMEG also provided LEED Fundamental commissioning of HVAC, lighting controls, and domestic hot water systems for this project. Services included development of the commissioning plan, site observations, dedicated commissioning meetings, and development of the Pre-functional Checklists and Functional Performance Tests. Commissioning testing was scheduled during the summer when students were not present.
