The project: Seismically rehabilitate the original classrooms building at Cascade Junior High School, originally constructed in 1948 as Union High School for the Cascade School District.

The goal: Develop a seismic rehabilitation concept that addresses the building’s structural vulnerabilities while aligning with both the Cascade School District’s objectives and the Seismic Rehabilitation Grant Program (SRGP) requirements.

Project features: The existing single-story structure spans approximately 32,000-sf and includes masonry brick cladding, long window lines, and a straight sheathed roof diaphragm supported by rough-sawn rafters and ceiling joists. The original construction also incorporates wood posts and traditional masonry envelope assemblies.

Design approach: IMEG collaborated closely with the District and the CM/GC to evaluate the building’s existing conditions and develop a rehabilitation strategy that met the performance goals set by the District and grant program. The approach prioritized preservation of the building’s original character while improving seismic resilience.

Challenge: During construction, unexpected dry rot was discovered in the walls and floors of the building. Solution: Our team worked swiftly and collaboratively with the District and CM/GC to develop cost-effective, field-based solutions to address the compromised structural elements. The team’s ability to respond quickly with clear, practical recommendations ensured that the project remained on track without sacrificing quality or safety.

Project outcome: Despite the conditions uncovered during construction, IMEG helped deliver a rehabilitated facility that retained the original character of the 1948 building while improving its ability to withstand seismic events. The swift and strategic responses to unforeseen challenges allowed the project to be completed on schedule and within budget honoring the commitment made to the District and demonstrating our team’s commitment to responsive, client-focused service.
