New Condiminium Development
The project: The Hunt Street Condominium Project is a 160,000-sf urban mixed-use development located in Durham’s Central Park District. Built on the site of the former Vega Metals manufacturing facility, the project transforms a once-industrial parcel into a vibrant, upscale residential and commercial destination.
The goal: The primary objective of the project was to reimagine and revitalize a prominent downtown site through high-quality, urban residential living. The design aimed to maximize views, integrate community-focused ground-floor amenities, and overcome complex site grading challenges to achieve a fully integrated and structurally efficient mixed-use building.
Project amenities: The development features five floors of luxury condominiums situated above a two-story, below-grade parking garage, with street-level amenities that include retail and co-working spaces, a fitness center, a full-service restaurant, and a welcoming central lobby.
The design: IMEG engineered the structure as a fully cast-in-place concrete system, utilizing post-tensioned flat plate floor slabs and reinforced concrete shearwalls to resist lateral forces. Challenge: One of the site’s most significant challenges was its steep east-to-west grade. Solution: To address this, the team designed a series of 25-foot-tall perimeter retaining walls, allowing for a 100-space subterranean parking garage that spans the entire footprint of the building.
The outcome: The completed development blends structural ingenuity with high-end urban living. Residents enjoy spacious outdoor terraces on the second level and private balconies for each of the 40 condominium units, offering panoramic views of the adjacent park and the downtown Durham skyline.
