The project: A new 56,000-sf facility with specialty clinics including cardiology, general surgery, podiatry, and orthopedics. The facility also houses comprehensive cardiac and pulmonary rehabilitation programs as well as 16,000-sf of shell space for future expansion.

The goal: Meet the growing healthcare needs of the community.

Design approach: Throughout the design, IMEG participated in several user meetings to better understand the needs of each space. Milestone meetings were held to keep the owner updated with progress by performing page turn meetings prior to design development deliverable and construction document deliverables. With the ambulatory surgery center being shelled on day one, the design team had to plan for future growth in the building utilities. Rapid performance modeling was conducted at the schematic level to confirm the best and most cost-effective solutions for MEP design of the facility.

Sustainable features: The design included energy-efficient systems, 258 solar panels that reduce electrical consumption by 19%, high efficiency boilers, LED lighting, and a 500kW diesel genset.

Challenge: The project was at a design development phase with most major MEP systems designed when the trade partners came onto the project and provided value engineering recommendations, changing some of the MEP designs. Solution: The design team redesigned within a limited timeframe, but in the end saved the owner cost.

Challenge: The risk of early bid package releases and trade partners’ concerns about lead time. Solution: To make
sure equipment arrived on site at the appropriate time, the design team made educated assumptions so that equipment packages could be released.

Challenge: The owner wanted a light above the check-in desk to indicate availability, but budget constraints prevented the use of a full RGBW LED fixture. Solution: Engineers designed a standard static white light with a green acrylic film at the LED to create the green hue of light within the modern fixture.

The outcome: The design provides a new, sustainable medical office building with specialty clinics that will soon have an ambulatory surgery center.
