AvalonBay Communities redeveloped the former Brunswick Hospital site into a high-density residential complex in the Village of Amityville, NY. The completed development includes 317 apartments, 21 townhouse units, a three-level structured parking garage with 274 spaces, 159 surface parking spaces, 5,853 square feet of lobby and amenity space, and four courtyards—one featuring a pool and recreational amenities. The 7.68-acre site was transformed into a vibrant residential community that meets local housing needs while integrating significant public enhancements.

The project’s main goal was to revitalize a vacant property with a well-planned residential community that also provided tangible benefits to the surrounding neighborhood. IMEG collaborated closely with AvalonBay, the Village of Amityville, New York State Department of Transportation, and Suffolk County Department of Public Works throughout all phases of design and construction. IMEG supported the successful rezoning of the site to the Planned Residential District and provided integrated site and landscape design, wayfinding, and construction oversight.

Located in a high-profile corridor with shallow groundwater and strict permitting requirements, the project required creative grading, drainage, and utility solutions. IMEG coordinated improvements with multiple regulatory agencies and integrated off-site enhancements, including restoration of a historic gazebo downtown and upgrades to the Village’s LIRR/MTA station parking lot. These efforts balanced technical, environmental, and civic needs to deliver a project that was both functional and community-focused.

Completed in 2023, the Avalon Bay development brought more than 330 new housing units, expanded parking, attractive public courtyards, and improved streetscape elements to the Village of Amityville. It serves as a model for successful urban infill, balancing density with livability and public benefit.
