Storm Drainage Design
IMEG provided entitlement, surveying, engineering, planning, landscape architecture, and arborist services for the redevelopment of 16 parcels comprising approximately 11.6 acres in the Northfax area of the City of Fairfax. The overall project included an infrastructure plan that designed a twin box culvert to route an existing stream underground, built a new public road, added a townhouse development, and a senior living building (for Brightview Senior Living). Project efforts included a topographic survey, boundary survey, floodplain study, rezoning, final site plan, and construction administration.
IMEG worked closely with the property owner and developer to address design challenges for the redevelopment of this critical site. IMEG developed unique solutions to address floodplain and stormwater issues on the site, as well as site access and tree preservation.
The project also included relocation of an existing sanitary sewer main which required multiple pump arounds to be designed to keep the system active during construction. A portion of the proj-ect included an asphalt trail in a wooded area with a wet weather stream crossing. Overall, this was a complex project that required expertise in storm sewer design, sanitary sewer design, floodplain / hydrology, streetscape design, landscaping, tree preservation, and utility master planning.
