High-Rise Adaptive Reuse
IMEG is providing engineering and design services for the adaptive reuse of 220 North Meridian in Indianapolis, IN. The 555,453-sf, 20-story office building is being renovated to create a mixed-use residential high-rise structure in one of Indianapolis’ downtown towers. Spaces in the high-rise include a renovated main lobby, residential apartments, amenities center, rooftop pool, retail shopping, restaurants, and new parking garage. The enclosed, three-story parking garage has 277 parking spaces on the second, third, and fourth floors to support the 216 multi-family apartments and mixed-use space.
IMEG worked closely with the code consultant, architect, and owner to utilize as much existing building infrastructure as possible. Reuse of this equipment allowed the project to remain within budget. To improve the efficiency of the oversized centrifugal chillers, IMEG worked with the chiller manufacture to implement specialized controls with hot gas bypass.
The top three floors of the 220 North Meridian Street building were to remain occupied while construction was completed on the lower floors. Once the tenant left the space those floors would be renovated to multi-family apartments. During this intermediate phase advanced planning, building infrastructure cross-over connections, and direct communication were vital to ensure the top three floors remained operational. Minimal disruptions to the top floors helped produced a successful project.
This property turned a nearly vacant building into a mixed-use tower with a public parking garage and revamped the downtown Indianapolis streetscape and plaza just north of Monument Circle.
