FHI Studio, now IMEG, helps Old Lyme, CT, with zoning regulations update
FHI Studio, now IMEG, is helping Old Lyme, CT, update its zoning regulations. As the town’s planning and design consultant, IMEG is guiding the effort to modernize regulations last overhauled in 2008, ensuring compliance with current state law while addressing emerging issues such as sea level rise, flood resilience, affordable housing mandates, and future development along a commercial corridor.
Phase One focused on technical and statutory changes, including reorganizing the regulations to improve clarity, removing outdated language, and aligning local standards with state requirements. Those revisions are expected to take effect March 1. In Phase Two, now underway, IMEG will seek public input to inform broader policy decisions that shape how land is used throughout town.
Community input will help the town consider long-standing concerns, including flood zone regulations, signage standards, accessory apartments, and mixed-use development. The goal is to ensure residents, property owners, and business owners are heard early in the process.
