New Luxury Aspen Mountain Development
IMEG provided engineering design for The Residences at Little Nell, which rise up the slopes of Aspen Mountain and has been referred to as “. . . the highest-priced private residence club in the world.”
The residential units consist of 24 three- and four-bedroom units and two additional units that are available as sole ownership units. The Residences at Little Nell also includes eight hotel rooms and eight affordable housing units. The roof is comprised of a pool and multiple spas, and the building has a below-grade, two-story parking structure.
IMEG provided mechanical and electrical design for this development, which required special considerations for the frigid winter temperatures and exterior building profile restrictions. To maintain a perfect exterior building facade, no mechanical equipment was permitted on any of the roofs. In response, IMEG incorporated the air intakes and terminations into architectural features and located the mechanical system plants within the parking structure.
The building is primarily heated and cooled from four-pipe fan coil units strategically located to balance acoustics, aesthetics, and accessibility while maintaining a clear ceiling. Four 5,100 MBH boilers provide heating water to the domestic hot water system, 140 fan coils, and approximately 41,000-sf of snow melt. A closed-circuit cooling tower, also located indoors, provides condenser water to a 200-ton water-cooled chiller.
The original construction was complete in 2007. IMEG performed additional MEP design services in 2017 on rooftop pool and spa renovations.
