The project: King County Central Maintenance Facility, a new maintenance facility located in Renton, WA includes shop and storage space and two buildings a 14,500-sf large one-story shop and a 24,000-sf two-story administrative building.

Project amenities: The site was designed to improve function and space for shop operations and workplace environment for staff. The building includes a carpentry shop, metal shop, paint booth, space for vehicle and equipment parking, yard and material storage, office space that can accommodate future growth, CCTV video security system, card access control, and electrical vehicle charging. The design also enhanced vehicle and pedestrian safety.

Technical scope: The project has a goal of net-positive energy and is pursuing Energy Petal certification through the Living Building Challenge, including the following measures: installing 450kw of photovoltaic panels on the roof to offset energy usage of the building; heating and cooling through a radiant floor system using an aired water heat pump; high-efficiency lighting design running 25 percent better than code; and high-efficiency energy recovery ventilation in tandem with natural ventilation controls.

Project outcome: A multi-faceted, all electrically powered maintenance facility provides King County with the necessary space for maintenance needs and administrative operations, while complying with current building and environmental standards.
