The project: The Chloe on Madison Apartments is a six-story mixed-use building with residential, retail, and restaurant space located in Capitol Hill, one of Seattle’s most progressive neighborhoods.
Project amenities: The 148,500-sf apartment building contains 137 units and a three-story atrium with floor-to-ceiling windows, rooftop deck, co-working spaces, communal kitchens, lounge areas, conference rooms, and a fitness area. Each residential unit contains a well-crafted kitchen and Juliet-style balconies.
Design Approach: IMEG also provided full design of the MEP and lighting systems, Seattle Energy Code energy modeling, and fundamental commissioning. Sustainable design features incorporated into the building’s design include a rooftop photovoltaic array, limited conventional turf usage in the landscaping, ample bike storage, electric vehicle charging stations, and high-efficiency plumbing, appliances, irrigation systems, and heat pumps.
Lighting Design: Residents are guided through the courtyard of the Chloe by selectively located lighting elements hidden in the trees, benches, and planters that flank the path to the lobby entry. The Chloe’s lobby features a majestic three-story atrium featuring a custom lighting sculpture designed by artist, Ben Zamora. Recessed linears that run along corridors and elevator lobbies guide residents through the building. The rooftop terrace features eye-catching festoon lighting, framed by linear luminaires mounted into the glass rail along the building’s perimeter. The Chloe’s 137 units feature warm 3000K downlight, dimmable undercabinet task lighting, and wall sconces at the bathroom vanities. Residents also have access to a two-level subterranean garage. The parking level’s lighting is controlled by in-obtrusive integral occupancy sensors.
Unique features: Adjacent to the Bullitt Center, one of the most sustainable buildings in the world, Chloe on Madison sought not only meet LEED requirements, but to coalesce into Seattle’s iconic, energetic, and notably environmentally conscious Capitol Hill neighborhood. Initially pursuing LEED Gold, IMEG’s Sustainability team was able to guide the Chloe on Madison to LEED Platinum certification in 2020.
Project Outcome: The Chloe on Madison, a multi-family LEED Platinum Certification building in Capitol Hill, one of Seattle’s most progressive neighborhoods, provides residents with a place to call home – while achieving sophistication, detail, and depth building design.
