The project: Situated on a triangular and prominent site, the Lakeview Office Building, a 45,647-sf two-story, low-rise office building is the first mass timber office development east of Greater Seattle.

Project amenities: The new office building was designed to be sustainable, welcoming, and provided flexible office spaces in dialogue with the area’s waterfront, commercial district, and adjacent residential neighborhood. The building features wood in signature spaces, a generous living roof, two levels of office space, and two levels of underground parking. The two first-floor outdoor spaces and roof-top common room with a deck promote social interaction and take advantage of the Lake Washington and Olympic Mountains view.

Design Approach: IMEG provided MEP, Lighting, and Energy design for the project. Our team focused on providing efficient mechanical systems that helped reduce operational carbon for the building. The design also resulted in a holistic low carbon effort for the project. Dedicated Outdoor Air Systems (DOAS) with Energy Recovery Ventilation (ERV) provided fresh air to the building’s tenants, while Variable Refrigerant Flow (VRF) systems provided heating and cooling for the office space.

Unique Features: By utilizing Mass Timber, this project paved the way for an enhanced focus on embodied carbon. By utilizing locally sourced Dowel Laminated Timber (DLT) for the building’s main structural element, the energy used to create the buildings’ materials was greatly reduced.

Project Outcome: The new office building promotes a new precedent for the use of renewable and sustainable construction methods, demonstrating the commitment to innovation, research, and sustainable office building design. The project achieved LEED Gold certification.
