The project: An Lac Apartments, is a 78,700-sf, six-story, mixed-use affordable housing building with five floors of residential housing and one below-grade level floor located in the Little Saigon neighborhood of Seattle’s International District.

The goal: Create cost-effective affordable housing solutions for individuals and families with incomes at or below 50% or 60% of the Area Meadian Income (AMI).

Project amenities: The apartment building offers 69 studio, one, and two bedroom affordable housing units, as well as retail space and community gathering space for residents. The site is also the new headquarters for the Low Income Housing Institute in Seattle. Each unit is equipped with Energy Star appliances and the site complies with the Evergreen Sustainability Development Standard.

Design approach: IMEG is providing comprehensive MEP design services for the project. The building features two levels of Type IA concrete construction with five levels of Type V-A wood framing above, all designed to comply with the Evergreen Sustainable Development Standard (ESDS). Our scope of work includes system optimization to meet sustainability goals, coordination of mechanical, electrical, and plumbing systems, and collaboration with the project team to ensure the successful integration of all design elements.

Project outcome: The new mixed-use apartment building offers residents in Seattle’s International District with an affordable housing option designed with energy efficiency in mind.
