Mixed-Use Tower

The project: Located on the edge of downtown Raleigh, this 10-story mixed-use tower features nine floors of modern office space positioned above ground-level restaurant and retail tenants. The development also includes a thoughtfully designed urban courtyard that functions as both an amenity and circulation space, supporting meetings, outdoor work, events, and casual gatherings.
The goal: The project aimed to create a dynamic, high-performance commercial environment that enhances the urban fabric while offering flexible office, retail, and hospitality uses. Additionally, it sought to maximize natural light and outdoor connectivity within a dense, downtown-adjacent setting.
The design: The 270,000-sf tower is constructed with a structural steel frame featuring wide-flange columns, composite steel floor beams, and a composite slab on metal deck. The lateral load-resisting system combines steel braced frames with moment frames at the penthouse level to provide structural stability. The building is founded on a deep foundation system utilizing 16-inch diameter auger cast piles, with grade beams and pile caps supporting major columns and braced frames. To optimize cost efficiency, less heavily loaded walls are supported on shallow strip footings.
Floor-to-ceiling windows are integrated throughout the tower, maximizing daylight penetration and creating a bright, open interior environment conducive to productivity and occupant comfort.
The outcome: The result is a striking and structurally robust addition to Raleigh’s skyline that successfully merges workplace functionality with active urban amenities. The mixed-use design promotes flexibility and interaction, while the outdoor courtyard enriches tenant experience by providing a multifunctional space that extends the office environment beyond the building’s walls.
