Modular Construction Apartments
The Bend apartments is a 72-unit modular-construction luxury apartment complex overlooking the Mississippi River in East Moline, IL. The apartment building is located on a 132-acre former Case IH plant site which also includes a hotel, event center, music venue, restaurants, retail and bike path access.
The studio, one- and two-bedroom units each have a washer and dryer, luxury vinyl plank floors, and quartz countertops, the larger units have private balconies with river views.
The 82 modular pieces were built inside Homeway Homes’ climate-controlled factory in Deer Creek, IL, which reduced the construction timeline compared to conventional framing. The modules were delivered with appliances installed and paint, flooring, and cabinets complete, ready to be installed over a foundation.
IMEG provided structural engineering design services. The site location has shallow rock, which presented challenges for the deep foundation system. Engineers worked with contractor Build to Suit and Streamline Architects on a plan to excavate the rock and develop a crawl space framing system that supported the stack modules, with room for utility connection to the module plumbing while balancing costs.
