New Apartment Complex
Riverwalk is located on a compact site in Downtown Rochester, MN, overlooking the river and baseball stadium. The building offers modern amenities and plenty of space for outdoor entertainment including private bleachers on the roof top deck to watch the local minor league team from right field. The roof also features a pool. The grand lobby welcomes tenants home and gives a place to relax by the indoor fire pit. The apartments are thoughtfully designed to be both comfortable and efficient.
IMEG provided MEP engineering design services for a seven-story (five levels of residential over two levels of amenity space and parking) apartment building features the following:
- 149-units
- Two-story lobby space with free standing fire pit
- Game room / club room
- Fitness center
- Roof top patio with pool, putting green, and bleachers for the adjacent baseball field
- Heated parking
IMEG initially produced a study and client presentation to review the different types of available systems to balance cost and efficiency. This process assisted the Owner in making an informed decision on what was right for their project.
The building utilized low-temperature-high efficiency heat pumps which simplified installation, isolated the outdoor sections from the units, provided efficient heating/cooling, and worked perfectly in a -17F design zone. The efficient heating/cooling units keep operating costs down and maintain high levels of comfort. The system keeps the noise levels low (which many “standard” systems do not) in the apartments to provide a better living experience for the tenants.
The mechanical design included seamlessly integrating the make-up air and exhaust for the indoor fire pit This enhanced the lobby by having the mechanical system virtually invisible.
