New Corporate Office
The project: Bain & Company, is a cutting-edge global consultancy relocated its Seattle office from Madison Center to Safeco Plaza. The project will remodel the existing office space into an office that is as inviting and innovative as the company itself.
Project amenities: The office updates include a remodeled café, reception area, elevator and lobby space, bathroom modifications, various workspaces, meeting and breakout rooms, training rooms, and more.
Design approach: IMEG supported this tenant improvement project by providing full design MEP engineering and lighting design services. Bain & Company now occupies floors 46 and 47 with future expansion plans for floor 45. Floors 46 and 47 were demolished and brought back to core and shell conditions. Our team coordinated with the in-house IT department regarding electrical and mechanical requirements for IDF spaces based on their equipment needs during the remodel. Ventilation strategies were implemented to accommodate the core electrical room housing 75kVA transformers.
Lessons Learned: Lessons gleaned from the Bain & Co. TI project emphasize the challenges of dealing with older building infrastructure, necessitating extensive efforts to gather information on existing systems and additional site visits for verification during the design phase. Moreover, the complexity of designing HVAC systems with VAV units highlights the importance of thorough due diligence to mitigate time-consuming processes and ensure efficient project execution.
Project outcome: The tenant fit-out project provided Bain & Company with a friendly, collaborative, and entrepreneurial office focused on creating enduring relationships with the company’s Seattle teams and clients.
