The project: IMEG provided engineering design and construction administration services for the renovation of the Crowley Block Building. Originally built in 1913, the building has four floors, a mezzanine (located above the first floor), and full basement.

The goal: One Health purchased the building with the goal of creating a vibrant, community-based clinic offering primary and preventive care. The IMEG team was asked to create comfortable, safe, cost-effective, and energy-efficient building operating systems.

Design approach: Design aspects were incorporated to meet current codes and create energy-efficient systems. These systems include:

  • HVAC and controls
  • Full-building heat recovery ventilation
  • Fire suppression
  • Sanitary drainage and venting
  • Rainwater collection, treatment, and distribution
  • Variable refrigerant flow
  • Interior and exterior lighting
  • Fire alarm
  • LED lighting

Performance modeling of anticipated space temperatures for apartments also was performed.

Challenge: After completing a comprehensive assessment of the building, it was determined that the clinic only needed to occupy two floors. Solution: The team partnered with a Missoula-based developer, Homeward, to develop needed affordable housing units on the upper stories.

Additional amenities: Renovations to the alley directly behind the Crowley Block Building was also completed as a component of the project. This area was designed to provide parking and clear access for clinic patients, One Health staff, and apartment residents.
