IMEG provided mechanical, electrical, plumbing, and technology engineering consulting services for a retail development located at Taylor and Canal Streets in Chicago, Ill. The project includes 300,000-sf of retail and back of house areas over three floors with 250,000-sf of parking over seven floors. 

The development houses more than 15 retail tenants ranging from food service, big box retail, small/medium box retail, and recreation sorts usage. A dynamic and flexible infrastructure design was required to accommodate the many tenant changes during the leasing process with minimal impact to space requirements and other scopes of work. 

The project is pursuing LEED certification and will exceed the minimum energy code requirements by approximately 20%, as well as the lighting being a nearly all-LED design goes beyond standard energy savings to perform more than 80% better than code, bringing benefit to both the building owner and tenants. The integrated delivery process involved all stakeholders in order to meet commitments and deliver the project on time. 

Lighting at the Maxwell Bond Retail Center in the heart of downtown Chicago draws in patrons and makes the retailer’s mark. 

Large, multi-story illuminated boxes punctuate the building’s exterior and create an attention-getting focal point. These large illuminated planes also perfectly accommodate retail signage. 

The central lobby is also faced with a large illuminated box. Its transparency allows the decorative interior lighting to shine through. Inside, asymmetrically balanced, glowing rings create interest and sophistication. The rings also create warmth and comfort in the tall and narrow space, which otherwise could be cavernous and dark.
