New Mixed-Use Facility
IMEG is providing structural engineering design services for the multi-phased mixed-use Washington Gateway complex in the NoMa Corridor of Washington, D.C. The one million square foot development is comprised of three residential towers, below-grade parking, and a structured urban plaza featuring a central fountain and extensive landscaping features.
Phase One, The Elevation at Washington Gateway, is a 15-story, 400-unit apartment building above three levels of below-grade parking. Rooftop amenities include a pool, sun deck, party room, and views of the Capitol. Additional amenities include a grand lobby, grand staircase, and mixed media art wall. The cast-in-place post-tensioned concrete structure was completed in 2014.
Phase Two, The Burton at Washington Gateway, is a 16-story, 387-unit apartment building above two levels of below-grade parking. Rooftop amenities include a pool, sun deck, club room, and dog run. The cast-in-place post-tensioned concrete structure will be completed in 2021.
Developers will continue the transformation of the Washington Gateway site in Phase Three, with the addition of a 15-story, 254-unit residential tower above two levels of below-grade parking. A bike lobby connecting the Metropolitan Branch Trail with Florida Avenue, NE will link the Phase Two and Three towers. Bike lobby amenities are anticipated to include bike racks, benches, a staircase with bike troughs down to the plaza, and a possible bike repair station. The Phase Three residential structure will also be cast-in-place post-tensioned concrete.
