New Mixed-Use Facility
IMEG provided structural engineering design for The Spectrum, a 570,000-sf mixed-use facility located in the heart of downtown Falls Church, VA. Two seven-story towers comprised of residential, retail, and parking are connected in an “L” shaped footprint.
The towers are comprised of 189 luxury residential units and 32,000-sf of street-level retail space, including a restaurant. The project includes three partial levels of above-grade and two levels of below-grade parking totaling 233,000-sf. Amenities include a lounge, media room, conference room, fitness center, and 13,000-sf of amenity deck space. Two separate wood-framed office structures total 42,000-sf. The below-grade and at-grade structural system for The Spectrum is a conventional cast-in-place concrete flat slab system. The above-grade system is a post-tensioned cast-in-place concrete flat plate system. IMEG structural engineers designed nine interconnecting long-span post-tensioned transfer girders at the second floor “bridge” to support twelve columns above and provide open space below.
