Mount Sterling, a new mixed-use residential development in Loudoun County that falls within the Leesburg Joint Land Management Area (JLMA) so all water and sewer systems have to meet the master plan requirements. Mount Sterling will have 98 age restricted units, 144 multi-family units, and 74 townhomes when complete. An array of on-site amenities including a pool, community gardens, and various play areas will create a welcoming and community centric environment for the residents that is also conveniently located within walking distance from shops and restaurants. IMEG is also making improvements to the existing Potomac View Road as part of our design scope.

Mount Sterling is a multiphase project where IMEG is responsible for the design and coordination between the various Land Bays (parcels). IMEG is also responsible for site grading, roadway design, storm drain design, stormwater management design, watermain design, sewer design, and erosion and sediment control design.

Water and Sewer Design:
IMEG designed the water and sewer design for the entire site. A water line analysis was done to assess the pressure and velocity for multiple scenarios including maximum daily demand and fire flows. These scenarios were performed during each project phase so each phase could be self supporting. A regional water booster pump station was also incorporated into the design of the site.

IMEG performed sewer design, layout, profiles for subdivisions and downstream sewer analysis to insure existing facilities have the capacity for this new development.
