In excess of 1.5 million square feet, this LEED Gold Certified project is comprised of four buildings and occupies each of the four corners at First and Howard Streets in Downtown San Francisco. IMEG’s San Francisco structural team (formerly Nishkian Menninger) provided engineering design and services for the project. Building 1 is a 420,673-sf concrete high-rise with ten floors of office space and two levels of subterranean parking. The structure’s 11th floor consists of 11,637-sf of mechanical space topped by an undulating, standing seam, metal roof supported by structural steel. Building 2 is also ten stories with two basements for parking. This structure has a landscaped plaza area on the ground floor and wraps around a historic landmark building, which was rehabilitated during the project. Building 3 is a 286,000-sf concrete high-rise with ten floors of office space. This building includes a 37,584-sf subterranean parking garage. Building 4 is an eleven-story, 278,097-sf office building. Both building 3 and 4 each have one basement level for parking. The ground floor and eighth floor of both buildings have landscaped plazas associated with them. This project was the recipient of the 2008 CELSOC Engineering Excellence Merit Award, 2007 SEAONC Excellence in Structural Engineering Award, and the 2003 ACI of Northern California Chapter Structural Award.
