IMEG provided structural, mechanical, electrical, plumbing, fire protection, and low-voltage technology engineering design services for Building B, a 285,000-sf residential building at Garvies Point in Long Island, NY.

The LEED Silver five-story, 176-unit, apartment building includes rooftop gardens, lobby, loading, amenity spaces, and main level parking including utility rooms, stairs, and elevators. A landscaped terrace with a swimming pool is at grade with an adjacent pool equipment room and outdoor living spaces.

The building’s features include:

  • Each apartment is fully air conditioned and heated using the latest VRF technology including the common amenities spaces, and all condensing units are located on the roof.
  • All lighting is LED.
  • Each apartment utilizes high-efficiency hot water heating systems for domestic hot water.
  • Each apartment is individually metered for electric service offering lower common charges for utilities. An emergency generator and fore pump are included.
  • The building is fully protected with a fire alarm system, as well as wet and dry sprinkler systems.
  • The building is designed with the latest security technology including virtual doorman systems, cameras, and reporting.

The Garvies Point development is a mixed-use community located along the shores of Hempstead Harbor in Glen Cove, Long Island. The transformation of the former brownfield site into a vibrant, active mixed-use development is being constructed in phases, with phase one completed.
