IMEG provided engineering design for the California Broadway Trade Center (formerly a May Company department store), a 1,100,000-sf mixed-use redevelopment of a building that originally opened in 1907. 

Phase 1 of the renovation included the removal of approximately 57,000-sf of floor space to create light wells and a courtyard, and new mezzanine and rooftop levels that increase the building’s peak height to 16 stories above grade. Engineers provided structural, technology, and civil design, including a seismic risk assessment, seismic evaluation, and seismic upgrade of the entire building. The technology design for the site included Wi-Fi distribution with head-end equipment and conduit distribution between the floors. Engineers coordinated with the utility companies to design the telecommunication distribution for the building. IMEG also provided design for fire alarm systems and security for the entire building, which included CCTV and access control. 

Phase 2 of the renovation will be completed in 2020 and consists of the fit-out of approximately 500,000-sf of office and hotel spaces, 200,000-sf of stores and restaurants, several new mezzanine floors, and major rooftop additions including pools, gardens, and landscaping areas. IMEG provided MEP design for this phase.
