IMEG provided structural engineering design services, along with parking consulting, for the new 684,000-sf, 14-story mixed-use residential building with 424 residential apartments, 30,000-sf ground level retail, outdoor pool and fitness center, and integral parking for 416 cars. The project also includes a freestanding 6,650-sf gymnasium building and public outdoor spaces.

Located by the Palisades Cliffs, the building is designed with a flood-proofing system to minimize the impact of extreme weather events; however, these systems can also create additional hydrostatic pressure buildup below slabs on grade. IMEG worked on a structural slab-on-grade system that will resist this pressure, as well as interior load bearing flood walls and support for the panelized flood barrier system around the retail perimeter of the building, which will hold water up to six feet above grade.
