The project: The NEXUS, a 390,860-sf, 41-story tower is home to 389 condos, parking, and retail space. It is located in Seattle’s fastest-growing neighborhood, the Denny Triangle, adjacent to interstate 5.

The goal: Designed to redefine urban living, the building is within steps of the planned Washington State Convention Center expansion and many major transportation corridors.

Project amenities: The Nexus is in a vertically integrated neighborhood and features building amenities that include a rooftop lounge, view terrace, private bar, restaurant, a spacious gym, collaborative workspaces, and a dog run. The tower also includes retail space in its podium, twelve stories of parking, and above-ground garages.

Design Approach: IMEG provided MEP, Energy consulting, and Lighting system design for the project. IMEG’s MEP systems design significantly contributed to the LEED Gold certification designation the building achieved in 2021. The building’s thermal conditions were designed to be maintained via high-efficiency water source heat pumps, 95% efficient domestic hot water boilers, and a 95% condensing boiler. The design also included high efficiency, low-flow plumbing fixtures, LED lighting, and EV charging stations, further bolstering the project’s sustainable design.

Project Outcome: The mixed-use building caters to the continued growth within downtown Seattle. The project promoted urban living, enabling residents to live, work, and enjoy the emerging and dynamic neighborhood downtown Seattle offers.
