The project: The Natiivo is a new, 33-story hotel/condominium high-rise in downtown Austin. IMEG provided structural engineering design and services for the project, which features a 24-story, 200,000-sf residential tower atop a 7½-level, 105,000-sf parking garage.

Project highlights: The Natiivo includes 248 residential units in a mix of studios, one-bedroom, and two-bedroom layouts, all available fully furnished and appointed with upscale amenities; co-working spaces; a lobby coffee bar; a café lounge; and a wine and beer lounge. Other features include a terrace and garden on the 10th floor, an outdoor fitness lawn, a dog park, a fitness center, and a yoga room. A rooftop deck on the 33rd floor has a resort-style pool, private cabanas, and an outdoor fireplace.

Project outcome: The Natiivo represents a new concept in short-term rentals and in the hospitality industry, combining conventional condo ownership with the services and amenities of a hotel, including concierge bookings, housekeeping, grocery delivery, laundry service, and more. Developers say it is the first of its kind in Texas.
