The project: IMEG provided civil engineering and land survey services for the transformation of the iconic 52-story skyscraper at 1401 Elm Street, originally constructed in 1962, into a multi-purpose building featuring retail and office spaces, apartments, and a luxury hotel.

The goal: To revitalize the once-vacant high-rise through
a $450 million redevelopment, making it one of the City’s largest development projects while preserving its historical significance.

The design: The 1.5 million-sf adaptive reuse project involved modifying 15-foot-deep transfer trusses supporting four levels of structure, reconfiguring the building for interior ramped parking, adapting it for new building systems, and adding a new floor to create an amenity area for hotel and residential use.

The outcome: The redevelopment of “The National” breathes new life into the central business district, establishing it as the largest federal tax credit project in the country and a landmark example of adaptive reuse.
