The project: The project, a new 260,000-sf, four-story mixed-use and luxury parking garage is located on the west side of University Village, a four-story, mixed-use high activity outdoor shopping and dining complex located near the University of Washington.

Project amenities: University Village was first developed for shopping in the 1950’s, but has expanded over the years and is now a modern, outdoor commercial space. In addition to the 472 parking spaces, the building also includes a lobby, retail space for 120 stores and restaurants, a daycare center, medical clinic, and spa services. The parking garage features an electric vehicle charging stations, various bike racks, water refill stations, a women’s lounge, and large common area.

Design approach: IMEG provided mechanical, plumbing, and energy services for the project. Mechanical and plumbing systems coordination included various aspects such as transformer vault intake, exhaust, fan size, and terminus, if required. It also covered exhaust shafts, water and fire service entry rooms, and future fire water tank and adjacent fire pump room. Additionally, it involves first floor garage exhaust, garage support space systems, retail lobby, elevator tower heating and cooling, and restaurant grease waste.

In compliance with the 2015 Seattle Energy Code, IMEG executed the Component Performance Building Envelope compliance calculations to meet the project’s glazing and construction assembly goals, strategized to achieve the required u-values, and provided quick responses to proposed changes. The team developed the final calculation package for permit submittal, responded to permit review comments, and billed calculation revisions due to architectural design changes on a T&M basis. To meet Section C406 requirements, IMEG incorporated no less than two additional efficiency package options into the project, such as more efficient HVAC performance and enhanced envelope performance.

Project outcome: The new well-designed West Parking Garage provides both luxury parking spaces and amenities that are one of a kind. The project supports the evolution of University Village.
